Triple States will be auctioning off the two parcels individually, and then together. The highest bid wins the parcel or parcels. What we mean for example: We start with the first parcel, and it auctions off for X amount of dollars. The second parcel is then auctioned off for Y amount of dollars. We then auction off both parcels together as one parcel and that auction ends up at Z amount of dollars. If the Z amount of dollars is a higher combined price than the X and Y amounts, the bidder that placed the bid on both parcels combined will be the high bidder. If the Z amount is lower than the X and Y amounts, then the bidders that placed the X and Y bids will be the high bidders on each parcel.
Also please note, there is a $2500 buyers premium that will be charged to the high bidder for each parcel sold in the auction. If you end up buying both parcels, the buyers premium owed would be $5000.
The property is being sold “AS IS, WHERE IS” and without any contingencies, including financing. Closing will be set 30 to 60 days from the auction date or as soon thereafter as closing documents are available.

A 10% deposit is due immediately after confirmation of final bid and the balance due at closing within 30 to 60 days, unless prior written arrangements have been made by contacting Tom Abbott at (814)-724-9947. Deposits must be in the form of a cashier's check or certified check (from a US bank) made payable to yourself.
